Signed

I signed contracts for the little house on Belvoir Street today. I'm still reeling.

As well as contracts, I signed up for a mortgage with my employer, BigBank, with all it's attendant guarantees and check lists. Then there's the small matter of a cheque for $49,000 (10% or the purchase price).

The tenants will still be in the place 'til the middle of May. That gives me some breathing space to shop around for home insurance and to decide what physical changes I want to make to the property.

I've just been discussing my basic plans with my house mate, Aoife. She disagreed with every single opinion I had. Even down to the idea of removing the dividing wall downstairs, which I regard as fundamental. Admittedly, her ideas were grander and would make for an attractive home, but the planning regulations for a listed building would be a problem. And cost would be prohibitive.

If anyone out there has any suggestions I'm currently open to them all.

You need insurace from the second you own the place... Think of the tenants suing you...

Also, I presume you will get an engineer to make sure the deviding wall is not a supporting wall. And if it is, then you're into steel ibeams to brace the roof etc etc....

I'm way ahead of you on the insurance.

My engineer says the wall's a supporting wall. Not that I needed him to tell me.

I want to go the I-beam route but the trendy thing to do here is build an arch. My view is that the I-beam gives you the option of putting in a decorative arch if you want.

Decorative arch >>> permanent or supporting arch. Arches are too eye-of-the-beholder-y. I've helped remove exactly as many arches as I've helped construct..

As as the planet betwixt you and me (or, as they like to say here in NZ, "betwixt you and I". Dolts) is significantly less imposing that the ones between you and the various Emerald Islers, I'm quite happy to lend you my paltry home improvement skills.

P.S. You may find it less inconvenient to visit me before mid-May. Consider it a deadline...

I googled Belvoir Street, and the first umpteen (I counted them twice, definitely umpteen) results were about a theatre. Soon you'll be cultured by association!

Location looks awesome. You're almost close enough to the city centre to drive to work, but I think it'd still be faster to walk...

The link you posted is actually for the theatre (more or less). Number 5 is between Pembroke street and Buckingham Street. If you zoom right in you can actually see the plots marked in. My little bit of Sydney is the third plot from Pembroke Street.

and it is far to close to the CBD to drive ;-)
